About Bella Contracting Services

By Ben Raabe, CEO — Licensed Contractor | 25+ Years Experience

Bella Contracting Services is a licensed, fully insured commercial demolition and general contracting company with 25 years of experience on commercial and industrial projects. Our full general contracting services are concentrated in four core markets where we hold unrestricted general contractor licenses: New Jersey, New York City, Pittsburgh, and Connecticut. Our commercial demolition work extends to markets across the country, including Philadelphia, Chicago, Columbus, Cleveland, Cincinnati, Baltimore, Louisville, Lexington, Detroit, Houston, and Washington, D.C. We file permits directly through the NYC Department of Buildings NOW portal and equivalent authorities in each state, and carry the project management discipline that Davis-Bacon prevailing wage and Project Labor Agreement work demands.

We take on the projects most demolition contractors decline: high-rise superstructure removal in active urban corridors, floor-by-floor interior demolition in occupied buildings requiring bracing and shoring of party walls, mechanical selective dismantling of industrial equipment in live facilities, and multi-phase structural teardowns on sites where adjacent structures cannot be disturbed. When a general contractor or building owner needs a single firm accountable for demolition and the subsequent buildout under one contract, that is the work Bella was built to do.

“The job that shaped how I run every project after it was a floor-by-floor interior demolition inside an occupied commercial building in Hudson County. We had to shore the party wall on every level before removing a single floor plate. No disruption to the neighbor, no stop-work order, no surprises on site. That standard is what we hold every project to now, whether it is in New Jersey, New York, Pittsburgh, or Connecticut.”

— Ben Raabe, CEO, Bella Contracting Services

I started in commercial construction in New Jersey in the late 1990s: general contracting, structural work, large industrial and commercial projects., large industrial and commercial projects. The demolition side of Bella grew out of what general contractors kept asking us to do: take the existing structure down and then build the replacement. Clients did not want to coordinate two companies, two permit filings, and two sets of accountability across a project timeline that had no tolerance for handoffs. So we built the capability to do both.

Over 25 years, that model became the company. We hold unrestricted general contractor licenses in New Jersey, New York, Pennsylvania, and Connecticut. In New York, that license classification covers high-rise and superstructure work without height restriction. Most demolition firms operating in the five boroughs do not hold it. We have completed multi-story commercial teardowns in Manhattan and Brooklyn where floor-by-floor hand dismantling was required because mechanical equipment could not operate safely at elevation given site constraints.

The projects I am most proud of are the ones that required us to work in conditions other contractors walked away from: occupied buildings where every adjacent wall had to be braced and shored before we could remove a single floor plate, active industrial facilities where selective demolition of mechanical systems had to be sequenced around live production, and high-rise work in dense urban corridors where pedestrian protection and neighbor impact were as technically complex as the demolition itself.

Ben Raabe reviews every project estimate personally. There is one number to call and one person accountable for what happens on your site.

Who We Are

Bella Contracting Services

25+ Years of Commercial Demolition and Contracting

Bella Contracting Services is a licensed, bonded, and fully insured commercial demolition and general contracting company headquartered in Fair Lawn, New Jersey. New Jersey contractor license status can be verified through the NJ Division of Consumer Affairs licensing portal. We carry general liability and workers’ compensation coverage at limits appropriate for commercial and industrial project scope, and we have completed prevailing wage work governed by the Davis-Bacon Act in New Jersey, New York, and Connecticut.

Our project history is built on commercial and industrial work: full structural demolitions of office buildings, warehouses, and industrial facilities; floor-by-floor interior gut demolitions in occupied commercial structures requiring bracing and shoring of adjacent walls; high-rise superstructure and curtain wall removal in the New York metro area; mechanical and selective dismantling of industrial equipment in active facilities; and site clearance for commercial redevelopment on brownfield and urban infill parcels. We do not pursue single-family residential scope. Every project in our portfolio is commercial, industrial, or public works.

The capability that separates Bella from demolition-only contractors in our markets is the general contractor license we hold across all four active states. A building owner who needs a site cleared and rebuilt does not need to coordinate a demolition contractor, a separate GC, and two sets of permit filings on the same site. Bella manages both phases under a single contract. The same team that cleared the site manages the buildout. One contract, one point of contact, one set of accountability from permit filing through construction closeout.

For clients who need the site rebuilt after clearance, Bella’s general contracting services cover commercial buildouts, tenant improvements, and new construction under the same contract as the demolition scope.

Bella’s commercial demolition services span all four active markets. See individual market pages for project scope, coverage area, and licensing details specific to each location.

Frequently Asked Questions

What types of commercial projects does Bella Contracting Services take on?

Bella Contracting Services handles full structural demolitions of commercial and industrial buildings, floor-by-floor interior selective demolitions in occupied structures requiring bracing and shoring of adjacent walls, high-rise superstructure and curtain wall removal in the New York metro area, mechanical selective dismantling in active industrial facilities, and site clearance for commercial redevelopment on urban infill and brownfield parcels across New Jersey, New York City, Pittsburgh, and Connecticut. Bella does not pursue single-family residential scope. All projects are commercial, industrial, or public works. To discuss a project and receive a free estimate, contact Bella Contracting Services at (201) 275-4847 in New Jersey or (855) 368-3366 for all other markets.

Does Bella Contracting Services hold the licensing required for high-rise demolition in New York City?

Bella Contracting Services holds a New York State general contractor license with unrestricted height classification, which is the specific endorsement required to perform demolition and construction work on high-rise and superstructure projects in New York City. Most licensed contractors in the state do not hold the unrestricted classification. Bella files permits directly through the NYC Department of Buildings NOW portal and has completed multi-story commercial demolition work across Manhattan and Brooklyn. Licensing is also active in New Jersey, Pennsylvania, and Connecticut for the full range of commercial demolition and general contracting services Bella provides in those markets.

Can Bella Contracting Services handle both the demolition and the subsequent construction under one contract?

Bella Contracting Services holds active general contractor licenses in New Jersey, New York, Pennsylvania, and Connecticut, which allows the company to execute commercial demolition scope and the subsequent construction or tenant buildout under a single contract. Building owners and developers who engage Bella for demolition do not need to separately procure a general contractor for the construction phase. The same team manages permits, site conditions, and project accountability across both phases. This single-contract model eliminates the coordination gap and handoff risk that arise when demolition and construction are managed by separate firms on the same site.

How does a commercial property owner, developer, or general contractor start a project with Bella Contracting Services?

Contact Bella Contracting Services by phone or through the project inquiry form on this page. Ben Raabe, CEO, reviews all incoming project inquiries personally and responds within one business day.
